If you build or design high-end remodels in Colorado Springs, Monument or Castle Rock, you already know the demo week is where projects get off to a good start or a bad one. A demo sub who scratches the floors, dusts the whole house and leaves a pile in the garage costs you goodwill with the client before your own trades have set foot on site. Here is what you should be able to expect from a demolition sub on this kind of work, and what we do to earn the call.
Why the demo sub sets the tone for the whole project
Demolition is the first crew the homeowner watches. If that week goes well, the client relaxes and the rest of the project runs on trust. If it goes badly, every trade after that gets watched.
It is also the week that decides whether your schedule holds. A demo crew that is late, or that hands you a space that still needs a day of cleanup, pushes every downstream trade. On a high-end job with framers, electricians and a cabinet shop lined up, one lost day at the start costs more than the demo contract.
Scope discipline: take out exactly what the drawings call for
Selective demolition means the sub takes out what the plans call for and leaves everything else standing. That sounds obvious. In practice it means the crew reads the drawings, walks the scope with you before the day starts, and asks before removing anything that is ambiguous.
We mark scope with you or your lead on site, room by room. Walls, ceilings, cabinetry, tile, fixtures, trim. If something is on the fence, it stays until you say otherwise. Anything the homeowner wants saved comes out first and gets set aside intact.
Finish protection is part of the scope, not a favor
On a custom home the finishes around the work zone are the expensive part. Floor protection along the haul path, sealed doorways to rooms outside the scope, padding on fixed items that stay: this should be built into the quote and the day-one setup, not something you have to ask for.
We put protection down before the first cut. We plan the haul route so material leaves the house without crossing finished floors it does not have to cross, and we stage the dumpster or trailer where you and the client agree, not on the pavers.
Containment that lets the client stay in the house
Most of your clients stay in the house during a remodel. That only works if the demo sub runs real containment. Matt came out of restoration work before demolition, and we bring that approach to every occupied home.
- Sealed containment barriers at the edge of the work zone, not a sheet of plastic taped over a doorway.
- Negative air machines with HEPA filtration inside the zone, so air moves into the work area and out through a filter.
- HVAC returns and supplies in the work zone covered so the system does not pull dust through the house.
- Daily cleanup inside the zone, not just at the end.
This is the same approach we use for demolition inside occupied medical facilities. A homeowner's bedrooms and closets deserve the same standard.
Structural questions go to you, not to the sledgehammer
A demo sub is not an engineer, and should not act like one. When we open a wall and find a load path that does not match the drawings, or a beam that looks like it is carrying more than expected, we stop and call you. We do not guess and we do not keep swinging.
The same goes for utilities. We coordinate disconnects with your plumber and electrician, cap what needs capping, and confirm what is live before we open anything.
The handoff and the invoice
Two things should be true at the end of demo week. The space is empty, swept and ready for your next trade on the day you were promised. And the invoice matches the quote.
We sort debris on site for concrete, metal and clean wood recycling. Dump fees along the Front Range have doubled since 2023, and sorting is how we keep disposal reasonable. Every quote itemizes disposal so you and the client see where the money goes before we start, and there is no argument about it after.
